Oh What a Gift!

Tis the season for giving and the City of Colorado Springs, it’s residents and visitors just received an amazing gift from philanthropist Lyda Hill. She recently gave the Garden of the Gods Visitor and Nature Center, which she built in 1995 at a cost of 3.5 million dollars, to the nonprofit Garden of the Gods Foundation. Hill created the foundation to donate money to the city for park maintenance.

Garden of the Gods Park, over 240+ acres of stunning red rock formations and nature trails, has long been a popular destination for local nature-lovers and tourists to the area. The park’s spectacular scenery and red rock formations lure active people who hike daily on the 15 miles of hiking trails the park offers, just wandering or following the maps available at the Visitor and Nature Center. Both the park and the Visitor and Nature Center are free and open to the public: 9am-5pm in winter, and 8am-8pm Memorial Day weekend through Labor Day weekend.

The park is home to special events throughout the year. Two running events are held annually in the summer over a physically demanding course through breathtaking scenery. Also a summer tradition, the Starlight Spectacular is a nighttime recreational bike ride that raises money to benefit the Trails and Open Space Coalition of Colorado Springs. February brings Bighorn Sheep Day to the park. The Visitor and Nature Center makes this a fun and educational event that children especially enjoy with plenty of youth activities, as well as guided nature walks and shuttle service to bighorn lookouts within the park. In April, the park celebrates Earth Day with free programs for the public from 9am-3pm. The festivities include Native American dance performances, nature walks, free admission to the Rock Ledge Ranch historic site, and a variety of children’s craft activities.

Bikers stream through Garden of the Gods Park daily, and there are designated mountain bike trails throughout, plus all one-way roads within the park have paved bike lanes Using the mandatory equipment required, climbers who register their intent at the Visitor and Nature Center can be seen scrambling up the sheer red rock faces in the park. There are lookout points throughout the park, where every turn of the head offers a new and intriguing vista more inspiring than the last. If you prefer, the park can be enjoyed from horseback as well.

Lyda Hill’s generous gift makes the gateway to our local treasure, Garden of the Gods, an asset of the foundation she established to help protect and maintain the park. Thank you Lyda!

Anso....Hope So!

Recently, Shaw Floors set a world record ~ not for producing the most carpet or anything even remotely related to flooring. Their Guinness Book of World Records is for the largest pie fight. The event had over 400 participants and 1,200 cherry, chocolate and apple pies. Yum!

The event was coordinated to promote Anso nylon products which are known for durability and ease of cleaning ~ but this event gave Anso nylon a new name. After 3,000 pounds of pies had been thrown, trampled and ground into the carpet, Shaws cleaning team got to work and made it look like new.

Colorado Springs ranked 4th Least Angry City in America according to Men’s Health. The survey calculated the number of aggravated assaults per capita (FBI), the number of people with high blood pressure (CDC), the amount of time spent in traffic during rush hour (Texas Transportation Institute), and the number of anger-management specialists per capita (American Psychological Association). Colorado Springs ranked 6th best in getting the “bang for your buck" metropolitan areas in America. The report, by U.S. News, adjusted incomes by computing median household incomes and the cost of living index which takes into account prices on a variety of basic goods and services, including groceries, housing, utilities, healthcare, and transportation, as well as common expenses like movie tickets and newspapers. Colorado Springs ranked in the “10 Great Cities for College Grads” by Kiplinger. Kiplinger notes that the Springs “features dozens of restaurants, art museums and concert halls within a walkable, nine-block radius. And with the Rocky Mountains looming over the city, Colorado Springs is an outdoor enthusiast’s delight. It ranks among the country’s fittest cities, according to a Gallup survey conducted last year.” (05/11)

Colorado Springs ranked 8th in CNNMoney.com’s Housing Markets: Best Recovery Bet. Demand for housing has grown along with the population. That rose almost 17% from 2000 through 2009, faster than the national average of just over 9%. (02/11)

Colorado Springs made the top 16 of Forbes Best Retirement Cities. The study looked at populations starting at around 100,000, looking at a lot of issues besides costs. Issues included weather, availability of doctors, driving environment, crime rates and opportunities for an active retirement, which they defined by the extent of volunteering and outdoor paths for bicycling and walking, affordable housing, low cost of living, safe streets. Who Can Benefit from Preapproval?
Preapproval can be a great advantage for anyone buying a home, but it can be especially useful for buyers looking for their first home.

Without a record of previous mortgage payments, sellers may see first-time home buyers as less likely to obtain financing than a similar buyer who's already demonstrated the ability to meet a monthly mortgage payment. A preapproval helps even the field by showing the seller that a lender has already run the numbers and is willing to proceed with the transaction.

How Does the Process Work?

Before you begin shopping for a home, submit your financial information to our preferred lender, Wells Fargo Home Mortgage. Our Keller Homes consultant, Jan Lacey will get the ball rolling. She will review your loan application and then, if you meet qualification requirements, provide you with a preapproval letter for up to a specified mortgage amount, subject to certain conditions. It is important to note that a preapproval is not a commitment to lend. A loan commitment is contingent upon verification of application information, satisfying all underwriting requirements and conditions, and providing an acceptable property, appraisal, and title report.

~ The current loan approval process can often seem tedious and more than a little intrusive, especially for those buyers who flew through a VERY different approval period with the purchase of their last home, however with knowledge of the new procedures (mixed in with a little patience) the keys to your new home could be in your hands before you know it.

Did you ever notice how time could seem to stand still when you were a child ~ i.e. waiting for Santa felt like an eternity, that trip to Disney World seemed to be the slowest countdown EVER, not to mention the few months before earning your driver's license..... while as an adult entire months can pass you by in the blink of an eye. For those of you unaware of it ~ September is already here and with it came a cooler breeze. Which is why we thought it wise to discuss winterizing your home before it's too late.

Remove hoses from exterior faucets.

Drain your sprinkler system and have it blown out.

Evaluate exterior flat-work and caulk cracks with flexible concrete caulking.

Change furnace filters in basement and attic units and

clean/evaluate system as necessary.

Run bath fans for longer periods of time to minimize condensation.

Inspect, adjust or replace weather stripping and caulk

at window and door openings.

Test smoke detectors.

Lubricate door hinges and hardware to include overhead garage door.

Remove debris from gutters and away from downspout discharge ends.

While this list may seem lengthy, most of it can be done on a lazy Saturday morning (if those do indeed exist) and could potentially save you money.

How to Lighten Your Load While Moving

Summer is prime moving season. And who doesn’t relish the chance to push a bookcase up a flight of stairs during the hottest part of the year? While you can’t control everything (and moves often morph into extended exercises in Murphy’s Law), you can make it a lot easier. And cheaper.

Here are five tips to simplify and cut the costs – and the stress – during your next move.

1. Lighten your load

Some people are under the gun to move. Too many times, they pack everything and intend to sort it later when they have time. Big mistake. Most movers charge by the pound, and if you’re moving yourself, all the more reason for ditching items first and just taking the good stuff. Go through everything you have and determine what you really use. If you’ve got magazines from five years ago that you’ve not looked at once, get rid of them. Want to make the process easier? Watch a couple of episodes of "Hoarders." Then get moving.

2. Sell. Donate. Recycle. Repeat.
Have things that you just don't need or want anymore? Consider these options:

If you have items that still have some life left in them ~ just not in your house ~ donate them. Charities such as the Salvation Army and Goodwill run thrift stores, where they'll sell your stuff and use the proceeds to help those in need.

For broken or worn-out items, if time is more important than money, services such as
1-800-Got-Junk (http://www.1800gotjunk.com/) will haul it away -- and recycle anything that's salvageable. And since you're not paying to move it, this can save money. Also, many big-box electronics stores will accept and recycle old electronics.

3. ID DIY items
Everybody has them: those special little items that have sentimental value. It might be Grandma's vase. Or that footstool Uncle Ed carved by hand. Or a finger-painting that won a blue ribbon at your child's school art fair. Identify those special items and pack them yourself. Even the best of movers are not going to treat those special treasures with the level of care you would. There are some items you should always pack yourself and keep with them during a move, i.e. prescriptions, credit cards, fine jewelry, passports, birth certificates or other any important personal or financial documents that you might need to find quickly.

4. Move By The Numbers
One of the biggest hassles of moving is "mystery box syndrome." Does that kitchen box contain the coffee maker, the bread machine, the fondue pot or the good stemware? Before you pack your first box, break out your iPad. Every time you pack a box, number it. (Put the number on every side, and write it big. That way, no matter how the box is placed later, you can read the number.) In your notes, next to that number, give a brief rundown of what's in the box. (No. 12: Kitchen items -- silverware, wok, cooking pots.) This is also a great way to make sure everything makes it to your destination. As the boxes show up, you can check them off your list. And if anything doesn't arrive, you know what's missing.

5. Use Your Calendar
One of the most important moving tools can be your calendar. Prepare a calendar, then give yourself deadlines for packing various rooms in your home. Don't be afraid to make alternative arrangements as you go, he says. For instance, once you pack up your kitchen, you will be dining out, grabbing fast food or eating off paper plates until you get to your new home. You can also use the "priority" box system, he says. As you pack each room, put items you'll need immediately (can you say, 1 pound of French roast and the coffee maker) in one box. Then mark it with the room name and "priority" or something similar.

The debate rages on....is this REALLY the right time to buy a new home? We found a recent article by Wayne Yamano for John Burns Real Estate Consulting to be extremely informative and timely.

It's About Payment,
Not Price!

For those consumers who are waiting to buy a home, are you aware that you could be "priced out" of the market by rising mortgage rates and tighter underwriting, even if home prices fall? Do you still want to wait?

Did you know that if prices fall another 10%, but mortgage rates rise 1 percentage point, fewer people will be able to qualify to buy a house? Add to the equation the discussion in D.C. about reducing the allowable Debt/Income ratios on mortgages, and even more people will be unlikely to qualify.

If prices stayed flat and mortgage rates inched up 1 percentage point from 4.5% to 5.5%, the same house would cost you 12% more per month to buy. A movement from 4.5% to 6.5% would increase your mortgage payment by 25%. Needless to say, the impact of mortgage rates is tremendous.

Nobody knows where mortgage rates will be several years from now, but the chart below is a 40 year history of mortgage rates. Perhaps this will help you realize just how favorable mortgage rates are right now.

How to Make Your Credit Score Soar

Increasing your credit score doesn't have to be daunting or take a decade to accomplish. In a recent article on moneygirl.com we found a few tips to get you started....

Tip #1: Take Action
Review your credit report from each of the three major reporting agencies closely. Then immediately clear up any errors such as incorrect credit limits, late payments, or collection items that aren’t yours. Errors do show up on credit reports.

Tip #2: Pay Your Bills on Time

Delinquencies have the biggest negative effect on your credit score. If you simply forget to pay your bills on time or are guilty of being chronically unorganized, consider setting your bills up for automatic withdrawal from your checking account. If you have overdue bills, make plans to get them caught up. Did you know that having an account go to a collections agency is a blemish on your credit report that stays there for up to seven years?

Tip #3: Pay Down Your Credit Card Balances

Reducing your overall debt that’s on your credit report is a very effective way to up your credit score. If you don’t have the funds to do that, consider taking a loan from a family member or friend. That doesn’t reduce what you owe, but it does move debt off your credit report and give your credit score a quick boost.

Tip #4: Keep Your Credit History

Don’t close unused credit cards accounts. Canceling a card can actually lower your score. A better strategy is to occasionally use your older credit cards so the issuer doesn’t stop reporting your information to the credit bureaus. Having a long credit history helps increase your score—so remember that hanging on to older cards is a good idea.

Tip #5: Don't Max Out Your Credit Cards

A good rule of thumb is to keep your balances below 30% of your credit limit—even if you pay them off in full each month. For example if you have a card with a $3,000 credit limit, don’t carry a balance that exceeds $900. It’s better to have two cards with balances that are each below 30% of your limit, than to have one card that you consistently max out.

Financing can be the most intimidating part of purchasing a home, good advice from a credit counselor or a loan officer may eliminate your anxiety....it might be easier than you think!

To say Colorado Springs has something for everyone seems more true than ever in the summer months. June is in full swing and so is Jazz in the Park, numerous wine festivals, The Pike's Peak or Bust Rodeo, Colorado College Summer Festival of the Arts, not to mention the U.S. Women's Open at the Broadmoor. What more could we ask for.....

Well, what has 156 turns, a gain of 4720 feet and attracts top racers (and 30,000 fans) from around the world to our beautiful city each year? It's the Pikes Peak International Hills Climb of course, here are a few quick facts....

The Race Began in 1916

The Hill Climb is the nation’s highest auto race,

second in age only to the Indy 500

Each year a famous lead car driver is brought in, 2010 gave us John Andretti behind the wheel of the pace car with 'The Fast and The Furious' star Paul Walker driving this year

FanFest is held the night before the race each year in downtown Colorado Springs giving spectators a chance to check out the cars

and meet their favorite drivers

To Plant or Not to Plant, That is the Question

Gardening in Colorado can be challenging. The average elevation of the state is 6,800 feet above sea-level. Three-fourths of the nation’s land above 10,000 feet is within our borders. Due to the high elevation, sunlight is frequently of high intensity and the humidity generally is low. These features, along with rapid and extreme weather changes and frequently poor soil conditions, make for challenges in growing plants.

According to Colorado State University Extension office, newcomers to Colorado (and yes even some natives) can have trouble getting plants to survive let alone thrive. More often than not, they previously Gardened where “you stick a plant in the ground and it grows.” Typically, those from northern states such as Minnesota or Michigan are puzzled why certain trees that did well for them there but do poorly in Colorado.

However, low temperature due to northern latitudes is not the only factor that determines plant survival in Colorado, for rarely is extreme cold the limiting plant growth factor in Colorado. Combinations of low humidity, drying winds and physical properties of the soil influence how well plants perform here.

Summer in Colorado Springs is a highly anticipated season for many, our temperatures are typically perfect for outdoor concerts and most venues are an easy 15-20 minute drive from just about anywhere in the city. We are fortunate enough to have fabulous local artists as well as national groups entertaining us once again this year.

Fifth Annual Jazz in the Park at Cordera
Our Cordera community is hosting Jazz in the Park concert at the Cordera Grand Lawn on July 7th from 6:00p.m.-8:00p.m. This has proven to be a wonderful community event and we look forward to being a part of it again this summer. We invite anyone who enjoys music and relaxing in the park while enjoying beautiful views of Pikes Peak to attend!

Creating An Irresistible Outdoor Sanctuary

Due to Colorado's year-round sunshine, our patios and decks are often the first spot friends and family gather....How to transform that space into an outdoor sanctuary is often the goal but can sometimes feel overwhelming.

When considering patio decorating ideas, think of your patio as an outdoor room. It is a transitional space where you can enjoy the outdoors while having access to indoor comfort.

Decorating a patio (or deck, court-yard, porch, etc.) goes beyond taking a hose and washing away tree branches and squished bugs. You want to add features that make the patio comfortable, attractive and homey. Here are some ideas to get your own decorating project going:

Decorate your patio table like you would your dining room table. Decorate for the occasion, and have fun with it. For an evening get-together with neighbors, cover the table with a linen or lace tablecloth and keep it in place with a centerpiece of flowers. Fill a china bowl or wicker basket with flowers in soft, pastel tones.

Create a wall of foliage or place potted plants and flowers throughout the space to bring both color and warmth. Add in an outdoor rug to tie the space together.

Hang fun lights, porch lighting just isn’t enough to create a cozy ambiance that you will want to relax in.

For that extra umph....consider a water feature, fireplace or fire-pit to set the mood....
